Our Seamless Process - From Concept to Completion, Step-by-Step
At Broken Head Building our approach is personalized and bespoke. We build professional relationships with our clients to collaboratively create projects.
We take on only a conservative number of projects per year, and this has always been our approach. Our priority is to maintain timelines and complete projects with a high level of care.
We have in-house design services, working collaboratively with Studio Haus Co, who can assist with material selections, fixtures, fittings & cabinetry. We use quality materials and work with industry-leading suppliers to ensure durability, usability and longevity. We value craftsmanship - in the way we build, in the products we use and this shows in the end result.
Project Timline
An indepth initial consultation where we discuss your ideas and plans for your build. We spend the time to start to get to know each other – we are looking to build a professional relationship and understanding how you will use your space is crucial for how to move forward with the project. We go through your budget, the possibilities and limitations.
INITIAL CONSULTATION
In this stage, the scope of works and design features will be estimated in an itemised breakdown of costs to be handed over to you, the client. In this stage, we have the opportunity to refine and make any amendments before the contract is signed.
ESTIMATING & QUOTING
Plans are created by an architect, designer or draftsperson. Once drawings and plans are obtained, a certifier is engaged and plans are sent to Byron Shire or Ballina Shire Council for approval. This is a mandatory part of the process as the build cannot commence until approval has been granted.
PLANS & APPROVALS
A complete project price is agreed upon by both parties. We will go through variations to the contract and how this may adjust timelines or budgeting, for example weather or material selections. A start date is set, and we discuss the general schedule of the build. The Master Builder’s contract is signed by both parties and the first deposit is paid.
CONTRACT
After receiving all necessary council approvals and signing the contract, the project begins. During this stage, clients can opt to work with our design team to select flooring, wall finishes, tapware, cabinetry, hardware etc. We also have clients who self-manage the design and we are happy to work with either option depending on the client’s needs.
Throughout each phase of construction, walkthroughs are conducted to review the scope of work and to address any changes or additional requests from either the client or Broken Head Building.
CONSTRUCTION
HAND OVER
An incredible moment, where you are handed the keys to your new home! A huge milestone after all of the planning and building. Handover day is a special moment and we love the celebration of the end of the project. You will receive your manuals, warranties, maintenance information and certification forms.
